We’re pleased to announce a headquarters relocation for Virtru to 1801 Pennsylvania Avenue.
Virtru will occupy 17,000 sq ft comprising the entire 5th floor of the recently modernized 13-story office building. The global data encryption and digital privacy software provider will relocate to the asset in Spring 2023 from their existing space in Dupont Circle.
Across its global portfolio, we have thoughtfully invested in repositioning assets designed to match a dynamic workforce across markets that value public transit proximity and access to convenient lifestyle amenities. 1801 Penn is ideally situated a block from the Farragut West metro station on the blue, orange, and silver lines, across from Edward R. Murrow Park, The World Bank, and the International Monetary Fund and is proximate to ample dining options. Virtru’s long-term lease commitment at 1801 Penn demonstrates the continued demand for first-class office space in DC’s downtown core and brings the asset to 70% leased.
Virtru’s move to its new headquarters is part of the company’s strategy to build a multipurpose collaboration hub in Washington, DC. The hospitality-inspired space will not only be used for internal meetings and gatherings, but it will also serve as a center for innovation, multi-modal training, and forward-looking creativity for the company’s customers, partners, and DC-based companies and community organizations.
John Ackerly, Co-Founder and CEO of Virtru, said: “This project marks the doubling down on our strong DC identity, as well as the acceleration of our global expansion plans. We are being very intentional with the development of our new headquarters by sourcing and contracting with local vendors and bringing in the best and brightest from DC. Their talents will be on full display: We aim to showcase and foster all that makes DC such a unique city, supporting businesses working to have a positive impact on our local community and the world. Virtru operates at the intersection of business, policy, and driving positive societal change. That will be very apparent in our new headquarters.”
1801 Pennsylvania Avenue comprehensive repositioning delivered an elevated boutique environment with market-leading amenities to satisfy today’s workforce. A hospitality-inspired, dual-height lobby with lounge and coffee bar is available all day for tenants and guests, while floor-to-ceiling glazing and enlarged windows along the Pennsylvania Avenue corridor significantly increase natural light to the workspaces. A distinctive open-air cupola and one of the tallest rooftops in the District make 1801 Pennsylvania Avenue ideal for business meetings, social events, fitness and client hosting with its panoramic views. The 5,000 sq ft fitness center is fully equipped with Peloton bikes, TRX training equipment, Wellbeats on-demand classes, Yoga and HIIT studio spaces, energy “nap” pods, and luxurious locker rooms, eliminating the need for supplemental fitness memberships. To round out the repositioning, we proactively modernized the building’s mechanical systems to improve performance and sustainability and will be delivering a tenant conference center and lounge with seating capacity for 50 people.
Max Timmons, Asset Manager said: “We’re delighted to welcome Virtru to 1801 Penn as their new corporate headquarters location. Virtru is an outstanding fit for our growing tenant roster, and we are excited to offer them innovative amenities and exceptional workspace that will provide flexibility for their continued growth.”
Over the past year, 1801 Pennsylvania Avenue has completed several full floor transactions totaling 89,000 sq ft across a variety of sectors, including legal, financial services, and a healthcare company ranked in the Fortune 100. Only 56,000 sq ft of office space remains available inclusive of two contiguous floors and a select number of partial floor spec suites.
